Buying property in Dubai from abroad
Dubai welcomes foreign buyers in its designated freehold areas. Many of our clients are Afghans living in Germany, Europe and elsewhere. Here is how it works.
UAE Golden Visa through property
Investors who own property in Dubai worth at least AED 2 million can apply for the 10-year renewable UAE Golden Visa. Mortgaged and some off-plan properties can also qualify under conditions. The final decision is made by the authorities; we help you prepare.

We regularly work with Afghan families in Germany. You can complete most steps remotely; we coordinate viewings by video and plan the transfer around your visit to Dubai or arrange a power of attorney if needed.

The buying process, step by step

Consultation
We discuss your budget, goals (living, renting out, Golden Visa) and preferred areas, by WhatsApp or video call.

Shortlist & viewings
We send a shortlist and arrange viewings in person or by live video.

Offer & agreement
We negotiate for you and prepare the sale agreement (Form F / MOU).

Transfer at DLD
Ownership is transferred at a Dubai Land Department trustee office and the title deed is issued in your name.
- 5
Hand-over & beyond
We hand over the keys and, if you wish, manage or rent out the property for you.
Main costs to plan for
DLD transfer fee
4% of the purchase price. Who pays is agreed in the sale contract; in practice it is usually the buyer.
Registration & trustee fees
Title deed, trustee office and admin fees set by DLD.
Mortgage costs
If financing, bank and mortgage registration fees apply.
Fees are set by the authorities and can change; we confirm the exact amounts for your purchase.
